1980s–90s two-stories deep in the forest
Kings Point built out through the 1980s and 1990s as one of Kingwood's flagship villages: brick two-stories, many 2,500–4,000 square feet, on greenbelt-threaded wooded lots. Kingwood's founding idea — the Livable Forest — means the canopy was preserved everywhere, and forty years on it towers over every roofline.
Mechanically, that vintage means most homes are past their first replacement and running against original ducts, zone dampers, and 1980s insulation. The forest adds its tax: needle-and-leaf-matted condenser coils that force longer run times every summer.
